Sub-letting your caravan can be overwhelming, time consuming and simply stressful to manage. Here at Coastal Caravan Breaks we will support you in maximising your income from your un-occupied holiday home. All you need to do is sit back and relax while we do all the work on your behalf.
Our plan is Full Flexibility . You can let for just one break or all the season, it’s completely up to you. giving you the flexibility you wish in your holiday home.

We will organise the preparation of your holiday home for your guest’s arrival, ensuring your accommodation is clean and ready for guests prior to arrival. including making up the beds, guest welcome packs and guest relations, key handling, collection of payment, verifying guests details.

We’ll keep you up to date.
We will update you as and when required or simply contact us at your own convenience for letting updates. Our team work 7 days a week 9am to 9pm ensuring both you and guests have access to support at all reasonable times of the day.
We look after you.
If you have any queries or issues with the caravan we can arrange for repairs and maintenance to be carried out. Please be aware the maintenance cost will be the responsibility of yourself. Arrangements can be made to deduct the costs from the hire profit so there is no direct cost to yourself.

How do we secure you reservations.
Coastal Caravan Breaks hosts your accommodation on our website www.coastalcaravanbreaks.co.uk along with our company third party marketing platforms such as booking.com, pitchup.com, ukcaravan4hire.co.uk and more. These link to Google and other well known search engines aimed at giving as much visual coverage possible.

How do i know i have bookings?
As a client you will be given a login to our new sister company www.mybreakaway.com. As owners you can log in to see all your current bookings. In your owners area you will be able to remove available dates for when you wish to use your accommodation
You will receive a monthly management report sharing your booking calendar for your current season reservations.

How do i get paid?
You will receive payments for all completed reservations 14days after each calendar month. Any reservations that cross over months these will be paid on the following payment sceduale. Payment is sent via BACs to the agreed bank account. Each reservation payment will have a breakdown to help track your payments and reservations
What do i get charged?
Coastal Caravan Breaks doesnt charge any set up fees for joining our subletting agreement.

We charge a 18% fee of the total reservation. This is deducted from your payments to avoid additional charges.
We charge £45 for each accommodation clean (this also includes all bed lining) this is optional as you may wish to manage your own cleaning
Upon guests’ departure (that booked directly with us), we will be responsible for cleaning your caravan. After you have used your caravan it is your responsibility to clean the unit prior to it being Sublet through us. If the cleanliness is below the required standard Coastal Caravan Breaks will issue a cleaning charge or if not possible the booking will be moved to a fellow owner accommodation. We maintain a high cleaning standard for both our guests & for your use.

By subletting with us, you agree to the following terms and conditions.
INSURANCE
As Coastal Caravan Breaks is acting as the agent for you, the owner, it is your responsibility to ensure that your caravan is adequately insured against loss, damage & 3rd Party Liability. A copy of this must be provided prior to commencement of sub-letting.
CARAVAN UPKEEP
During a Letting Season repairs, replacements and cleaning services may be required to keep your caravan to the necessary standard. If this is the case charges may apply. Where possible we will always advise you of any repairs required before going ahead with them. We will aim to take photographic evidence of any damages incurred. To ensure that you do not lose out on lettings Income.
HEALTH & SAFETY
The following needs to be arranged by you the owner. (a copy of these will be required)
• Annual Gas & Appliance Servicing including the flue and ventilation will be carried out when due .
• Electric Tests are due annually & certificates must be provided.
• PAT tests for all electrical portable items need to be carried out annually.
• Smoke alarms, Carbon Monoxide, Fire Extinguishers & Fire blankets must be provided and in full working order and serviced.
• CO2 checks will be tested annually.
· All Tests and inspections that we arrange will be charged to your account.
GAS & ELECTRICITY
Gas & Electricity used is paid for by you, The Owner.
All caravans which use bottled gas must have an automatic change over valve fitted.
WEAR, TEAR & DAMAGES
Reasonable Wear & Tear during Subletting will occur. Just like in your own home items will deteriorate over time through usage. Where damages occur we will try and recover costs from the guests however we will not be held liable for any damages or monies lost due to damages caused.
Your Letting Dates
All confirmed reservations are contractually binding and under your contract you accept to facilitate these bookings. where you wish to terminate a reservation and the need to relocate a guest additional charges may apply in the arrangement of alternative accommodation for the guest. Please let us know of any changes you want to make as soon as possible. You will not be able to take back a letting break if your Holiday Home has already been pre-booked.

Cancellations
For any bookings cancelled by guests the non-refundable booking fee will be held by us to cover administrative costs. where guests have booked on a non-refundable reservation your costs will be paid in accordance with your contract terms
