Sub-letting your caravan with Coastal Caravan Breaks couldn't be easier. All you need to do is sit back and relax while we do all the work for you.

 

It can be very time-consuming advertising your caravan and dealing with potential customers. We will deal with all aspects of letting your caravan, giving you more time to yourself.

 

 Our services include:

· Sending out payment receipts and booking forms

· Ensuring payments are made on time

· Payment of passes (if required)

· Arranging cleaning

· Transfer of monies

 

How do you advertise my caravan?

We have a fantastic website which appears on search engine sites such as Google, putting us in contact with thousands of potential customers every day. Your caravan will appear on our Facebook page with regular advertisements each month, which is increasing in popularity month on month. We also advertise your caravan on 3rd party sites such as booking.com and Ukcaravans4hire.

How do I receive my payment?

You will receive payment minus our fees after the guests have paid in full. And at the end of each calendar month if there is a cross over of guest still in the caravan on the end of the month there payment will be placed on the following months pay roll.

Commission

Sub-letting your caravan with Coastal Caravan Breaks is risk free. You don't pay a penny unless we book out your caravan. Our fee is a commission of your rental income. Our commission rate is just 18% Plus any cleaning or maintenance fees.

Full Flexibility 

You can let for just one break or all the season, it’s completely up to you.

 

We get the bookings

We have a well-designed & easy to navigate website and a Facebook page. We also advertise on 3rd party websites such as booking.com.

 

No preparation for you

We will organise the preparation of your holiday home for your guest’s arrival, including making up the beds (we would provide fresh hotel bedding 100% cotton ) please note that this would only be for guests booking through Coastal Caravan Breaks, (excluding own hire or personal use) .

 

Leave the checking in to us.

We will check guests in, provide keys codes and provide any information guests may need.

 

No post-holiday cleaning.

After your Guests departs, we will arrange the cleaning of your Holiday Home.

 

We’ll keep you up to date.

We will update you as and when required or simply contact us at your own convenience for letting updates.

 

We look after you.

If you have any queries or issues with the caravan we can arrange for repairs and maintenance to be

carried out. Please be aware the maintenance cost will be the responsibility of yourself. Arrangements can be made to deduct the costs from the hire profit so there is no direct cost to yourself.

By subletting with us, you agree to the following terms and conditions.

 

INSURANCE

As Coastal Caravan Breaks is acting as the agent for you, the owner, it is your responsibility to ensure that your caravan is adequately insured against loss, damage & 3rd Party Liability. A copy of this must be provided to our self.

 

CARAVAN UPKEEP

During a Letting Season repairs, replacements and cleaning services may be required to keep your caravan to the necessary standard. If this is the case charges may apply. Where possible we will always advise you of any repairs required before going ahead with them. We will aim to take photographic evidence of any damages incurred. To ensure that you do not lose out on lettings Income.

 

CLEANING

Upon guests’ departure (that book directly with us), we will be responsible for cleaning your caravan. After you have used your caravan it is your responsibility to clean the unit prior to it being Sublet through us. If the cleanliness is below the required standard Coastal Caravan Breaks will issue a cleaning charge or if not possible the booking will be moved to a fellow owner. We maintain a high cleaning standard for both our guests & for your use.

 

 

 

HEALTH & SAFETY

The following needs to be arranged by you the owner. (a copy of these will be required)

• Annual Gas & Appliance Servicing including the flue and ventilation will be carried out when due .

• Electric Tests are due annually & will be carried out when due.

• PAT tests for all electrical portable items need to be carried out annually & will be carried out when due.

• Smoke alarms, Carbon Monoxide, Fire Extinguishers & Fire blankets must be provided and in full working order.

• CO2 checks will be tested annually.

· All Tests and inspections that we arrange will be charged to your account.

 

GAS & ELECTRICITY

Gas & Electricity used is paid for by you, The Owner.

All caravans which use bottled gas must have an automatic change over valve fitted.

 

WEAR, TEAR & DAMAGES

Reasonable Wear & Tear during Subletting will occur. Just like in your own home items will deteriorate over time through usage.  Where damages occur we will try and recover costs from the guests however we will not be held liable for any damages or monies lost due to damages caused.

 

Your Letting Dates

Please let us know of any changes you want to make as soon as possible. You will not be able to take back a letting break if your Holiday Home has already been pre-booked.

 

Payments

You will receive payment minus our fees after the guests have paid in full, which is usually 4 weeks before guests go in.

 

Cancellations

For any bookings cancelled by guests the non-refundable booking fee will be held by us to cover administrative costs.

Please note that if your caravan needs gas bottles you will need to pay for these. Out of the income from hires or you can arrange this with the caravan site that were managing your van and can pay for gas out of the hire money income. .

Any repairs or damages will be deducted from income of hires, so this is at no direct cost to your self
